AZCA is the best business area in the Madrid prime central business district, enjoying a second to none location featuring both office and commercial offers. More than 100,000 visitors and 35,000 employees step into AZCA daily, due to its extraordinary infrastructure and communications.
The area is experiencing a major transformation, refurbishing 60% of all the office space renovated in Castellana since 2008. MERLIN, together with other landlords, is leading the creation of a BID for AZCA to enhance the area, common services and branding further.

Castellana 85 is a free-standing building located at the heart of AZCA facing Castellana. It enjoys outstanding visibility, thanks to its rectangular shape with its long façade, which stretches beyond 75 m. The asset is currently undergoing a full refurbishment, with expected delivery in the fourth quarter of 2020.

After the renovation, the asset will offer 16,474 m2 gross leasable area and 271 parking slots spread over nine efficient and regular floor plants (levels 3-11), and an additional 995 m2 terrace facing Castellana. The offices are built around a central core and range from 1,761 m2 to 1,842 m2 per level.
